Settling your new ANZ home loan

Congratulations! Your ANZ home loan has been approved, and you have accepted the loan offer. Our settlement guide can help you understand what happens next and how to prepare for settlement day.

Getting ready for settlement

Open an eligible ANZ account

Depending on the type of home loan and home loan features you are planning to access, you may need an eligible ANZ bank account.

You’ll need an eligible ANZ bank account to:

  • Access offset functionality (if available for your loan. Fees and charges apply)
  • Set up automatic, bank-managed direct loan payments

Please note: Interest-only loan customers must hold an eligible ANZ account for direct loan payments before settlement.

View ANZ bank accounts 

Download the ANZ App and register for ANZ Internet Banking

Once your new ANZ bank account is set up, you’ll receive your Customer Registration Number (CRN) and Telecode, if you do not already have one. You’ll need your CRN to register for the ANZ App and ANZ Internet Banking.

Getting set up early and familiarising yourself with the ANZ App and ANZ Internet Banking can make it easier to view and manage your home loan once your settlement is complete.

Messaging us in the ANZ App is also the fastest and most convenient way to get support if you need it.

Register for online banking 

Review, sign and return your loan documents

You’ll receive your loan documents via email, ANZ e-Sign or mail.

Carefully review each loan document and the corresponding terms and conditions provided to you. Our guide to signing ANZ home loan documents can help you understand what each document means and how to sign them.

Once signed, please return all documents as soon as possible to allow for timely processing.

Verify your identity

If you haven’t already been verified, we’ll send you a message with a secure link to complete your identity verification.

You’ll need a current form of ID, such as an Australian passport, or driver licence.

Important: The link expires after 5 business days. If it expires, please contact your home loan specialist or call 1800 317 364 Monday to Friday, 8am–8pm (Sydney/Melbourne time).

Insurance cover

You may be required to take out and maintain an insurance policy under the terms of your loan. This may include property insurance, which is usually required to be in place from the settlement date. Please refer to your ANZ home loan documents for further details.

Pre-settlement inspection

Before settlement, you’ll typically have the opportunity to complete a final inspection of the property.

This is your chance to confirm that:

  • the property is in the same condition as it was when the contract of sale was signed
  • any agreed inclusions or special conditions have been met

If you notice any issues or have concerns, it’s a good idea to contact your solicitor or conveyancer immediately.

If you have a guarantor

If a family member or third party is a guarantor on your loan, they’ll need to review and sign their guarantor documents, they may need to obtain independent legal and financial advice to understand their obligations, complete identity verification, and (if applicable) sign documents relating to any property being used as security.

These steps can take additional time, so it’s important they act promptly to help avoid delays to your settlement.

Credit your account

It’s a good idea to transfer your settlement funds into your nominated bank account around a week before settlement. This helps to give you enough time to make sure the funds are available on settlement day.

Keep in mind you may need to adjust your daily transfer limits in advance, so planning ahead will help ensure everything runs smoothly on settlement day.

Once your property has settled

In the days following settlement, you’ll be able to view your new loan in the ANZ App and ANZ Internet Banking.

This is a good time to double check that all your loan details are as expected. If you hold an ANZ One Offset account and have satisfied the eligibility criteria, you can check whether it has been linked to your eligible loan (fees & charges apply).disclaimer Simply select your loan account and tap ‘View home loan details’.

You can also view your repayment information, including:

  • Your minimum repayment amount
  • Repayment frequency
  • Your next repayment date

Please note, it may take up to 48 hours after settlement for your new loan to appear in the ANZ App and ANZ Internet Banking.

If you’re unable to view your loan details in the ANZ App and ANZ Internet Banking, the quickest way to get in touch is by messaging us in the ANZ App.

Settlement is the official process of transferring ownership of a property from the seller to the buyer. Read more about the process and documents involved.

Please note that it may take up to 48 hours after settlement for your new loan to appear in the ANZ App and ANZ Internet Banking.
